3901 Fairfax finds the balance between work and wellness
In the heart of Arlington, Virginia, the reflective façade of 3901 Fairfax catches the eye and projects a different kind of office. Mirror-like windows wrap the nine-story office tower to seamlessly integrate the development that sits along the Rosslyn-Ballston Corridor. Inside this Skanska-led project, nature and versatility take center stage to offer a new, more sustainable, work-meets-wellness space.
3901 Fairfax, a $128 million, 201,000-square-foot development, is the result of a thoughtful collaboration between Skanska’s USA Commercial Development (CDUS) and USA Building business units, design architect Arcadis Inc., and engineering consultants GHT Ltd. and IMEG.
“Being located on a full city block, 3901 Fairfax provides great setbacks in every direction, enhancing light and views for tenants,” says VP of Capital Markets and Leasing Jennifer Tatum.
Ambitious sustainability targets and input from the Arlington County community guided the design and construction of 3901 Fairfax, which broke ground in 2021. Even prior to opening in September of 2024, the office space was already making headlines for its impressive approach to designing a climate-conscious work environment.
Standout sustainability features from construction include incorporating the use of lower-carbon concrete throughout construction, and installing a Dedicated Outside Air System (DOAS) that provides 47 percent more fresh air than required by code.
3901 Fairfax is reportedly the first precertified WELL CORE office building in Northern Virginia, and targeting Energy Star, LEED Gold and WiredScore Gold certifications.
By using the Embodied Carbon in Construction Calculator (EC3 Tool) throughout construction, a product co-created by Skanska with industry partners, the project team reports that embodied carbon at 3901 Fairfax came in 31 percent below the 2021 EC3 industry baseline. The CDUS team has been using the EC3 Tool throughout design and construction on all of its projects since 2020.
3901 Fairfax is an energizing space for all. Amenities throughout the property include a 3,600-square-foot fitness facility, with individual changing suites, and a 1,600-square-foot penthouse conference space opening out to a 3,500-square-foot rooftop terrace.
“Having access to the outdoors via the plaza, the property’s rooftop, and, for second floor tenants, private terraces, is a great benefit,” says Jennifer. “Additionally, Quincy Park is just steps away.”
Daylight and fresh air flood into the space as moveable floor-to-ceiling windows offer tenants a way to customize their work environment with ease. The blend of indoor and outdoor spaces at 3901 Fairfax, with biophilia integrated throughout, create “the ideal setting” for “innovation and collaboration in one of the most desirable corridors in the D.C. metropolitan area,” says Executive Vice President Mark Carroll.
Located within three blocks of both the Virginia-GMU Metro Station and the Ballston-MU Metro Station, and easily accessible via I-66 and North Glebe Road, getting to 3901 Fairfax is a breeze. Upon arriving, tenants and visitors are met with a space situated amidst some of Arlington’s most dynamic restaurants and local retail options. Parking is plentiful too, with three levels of underground parking on the premises.
The 8,000-square-foot public plaza within 3901 Fairfax’s footprint, and a growing directory of businesses set to occupy its 10,000 square feet of ground-floor retail space, demonstrate CDUS’ commitment to connecting tenants and visitors with spaces that uplift and connect.
The Angie, an American French bistro concept, is one offering to be on the lookout for at 3901 Fairfax starting in Spring 2025. With The Angie, Balos Restaurant Group and For Five Coffee Roasters plan to bring an upscale brasserie experience to Arlington. The new restaurant is slated to occupy 5,700 square feet of the office tower’s ground floor retail.
