Commercial development
Taking from our leading commercial development experience in Europe, we have established a model in the U.S. to purchase, plan, develop, manage, lease and divest sustainable office, institutional and governmental projects in primarily five select U.S. markets – Boston, Houston, Seattle, Washington D.C., and Los Angeles. The unit’s international network of property development professionals, backed by Skanska’s solid financial standing, provides the resources to satisfy customers in each market.
Design-build
In 1989, Skanska became one of the first construction firms to offer the advantages of design-build construction to our clients. Since then, we have been awarded numerous turnkey design-build contracts, including site selection analysis and configuration and some of the largest transportation systems built in the U.S. Skanska’s expertise extends to our private clients' needs for world-class facilities that are delivered on-time and within budget. As a leader of the consortium that constructed JFK’s AirTrain Light Rail System, one of the nation’s first billion dollar design-build-operate-maintain projects, we have a proven track record of successful design-build project delivery.
Financial services
Skanska Financial Services (SFS) is a support unit that coordinates Skanska’s relationships with financial markets and institutions. With this, SFS manages the company’s debt, ensures that there’s adequate funding and coordinates and carries out operative financial activities. In addition, SFS manages risks that stem from Skanska’s operations, including risks associated with interest rates, foreign exchange, credit and counterparty relationships, funding and liquidity. On projects, SFS provides or procures contract guarantees, insurance and financial solutions.
Integrated Project Delivery (IPD)

- Owner, architect and contractor enter into a contractual agreement outlining how they will collaborate during design and construction. They become a single entity made up of three separate parts – owner, designer, and contractor.
- This method allows for the project to be collectively shared and managed among the owner, architect, and contractor – so risk and success of the project is also shared.
- The selection process puts quality above cost and allows collaboration for maximum creativity in delivering a project.

Pre-construction
The pre-construction phase defines the project's character and is one of the most critical stages in the life of a project. To be an effective component of the overall project delivery plan, the pre-construction process must expand beyond the traditional estimating exercise. Our pre-construction teams collaborate to define the overall construction approach, schedule and purchasing methodology, all of which directly impact cost.
Pharmaceutical validation
Our pharmaceutical group extends traditional construction management services to worldwide pharmaceutical and biotech clients by assisting in the commissioning, qualification and validation of their facilities. Our regulatory and good practice know-how, combined with our risk management experience, helps clients achieve the most cost-effective compliance. We excel in project execution and serve as a strategic partner.
