Four developments that prioritize health and wellness

Did you know that in a typical year, you will take two million breaths in your office? That’s why it’s important to consider office space that prioritizes fresh air and wellness. 3901 Fairfax Drive  
Arlington, Virginia  

Located in the vibrant community of Arlington, 3901 Fairfax Drive is not your typical office building. Featuring a modern biophilic design, maximum daylight and dynamic outdoor spaces, 3901 Fairfax offers visitors a nine-story WELL-Precertified workplace that prioritizes their health and wellness.

A few standout features of this building include:  

  • 100 percent dedicated outside air system (DOAS) that provides 47 percent more fresh air than is required by building code and provided by the average new construction project.  
  • Three private terraces and a tenant-only rooftop terrace for company events or eating lunch with colleagues  
  • A 3,600 square-foot fitness center that promotes an active lifestyle  
  • An 8,000 square-foot plaza designed with lush landscaping and local retail offerings  
  • EV charging stations and a 37-space bike room

1550 on the Green  
Houston, Texas  

Named the most sustainable building in Houston by the Houston Chronicle, 1550 on the Green is filled with natural light and elements to blur the boundaries between park space and office space. It's also the first Skanska project in Texas to utilize the EC3 tool to significantly reduce embodied carbon. This 28-story, 375,000 square-foot office space will be holistically healthy for tenants.   

The unique side core design allows for unobstructed natural light to flow through the office windows and the latest, cleanest air-handling technology ensures 30 percent more fresh air than typical class A office buildings. 1550 on the Green is a LEED Platinum, WELL Platinum, Fitwel and Energy Star certified building with bipolar ionization and air filtration systems in place to reduce airborne pathogens.

380 Stuart  
Boston, Massachusetts  

Situated in the heart of Boston’s iconic neighborhood, Back Bay, the office tower at 380 Stuart is designed for net-zero carbon operations with an all-electric heating and cooling system. The building is projected to use 48 percent less energy than the average Boston Class A office building.  

The office tower’s distinctive design seamlessly integrates outdoor space with tenant-exclusive terraces on every other floor. Once complete, 380 Stuart Street will offer next-generation amenities including a spa-like fitness center, conference facility, ground-level retail with local food and beverage offerings, and an enclosed through-block passageway that will enhance neighborhood connections.

The Eight  
Bellevue, Washington  

Balancing nature with the energy of city life, The Eight was designed with sustainability and overall well-being at the top of mind. From a unique indoor/outdoor experience with 100 percent fresh outside air on every floor and a gym with saunas, to natural light that floods the building and a ground-level landscaped plaza, tenants will be able to enjoy a space that’s connected to the local community.

The Eight features customizable open layouts with floor-to-ceiling windows.  

A few standout features of this 26-story building will include:  

  • All air freshly ventilated and filtered from the exterior   
  • Touchless systems, including water bottle fillers, parking and building access  
  • Floor-to-ceiling glass, including elevator lobbies, restrooms and stairwells  
  • Eight tenant decks and a 10,000 square-foot amenity roof deck  
  • Ground-level park-like landscaped plaza
