Skanska USA Commercial Development Inc. will create a healthy and inspiring work environment with a connection to nature.
Skanska USA Commercial Development Inc. announced today that it is developing West Memorial Place, a 325,000 square-foot, 12-story office building located on 12 acres in the heart of Houston’s Energy Corridor. Skanska acquired the site in February of 2012 and is self-financing 100 percent of the development costs. The project is on track to deliver in the first quarter of 2015.
The new Class A office building with connected nine story parking garage will be the new home of Petroleum Geo-Services (PGS) which will occupy 122,000 SF of the building.
“We are thrilled to welcome PGS as the first tenant to our new sustainable development,” said Mike Mair, executive vice president of Skanska USA Commercial Development in Houston. “With expanses of green space throughout the property, direct connection to Terry Hershey Park and easy access to I-10, as well as the Energy Corridor’s hotels, restaurants, retail and support services, it is an ideal location for our newest development.”
Skanska’s leasing team represented Skanska USA Commercial Development and Steve Hesse and Paul Penland of CBRE represented PGS.
The building, which is targeting a minimum of LEED® Gold certification, is expected to consume 25% less energy than typical baseline buildings. Sustainable features include a mechanical system with demand-controlled ventilation and an energy recovery wheel providing energy efficiency and tenant convenience.
From the floor-to-ceiling-glass walls, on the building’s north side, that let in natural light and provide panoramic vistas, to the abundance of trees and landscaped features that define the site, nature is an integral part of the West Memorial Place experience. Adjacent to Terry Hershey Park Hike & bike trails, the building encourages tenants to connect with nature including a fitness center, lockers and showers and an on-site café offering healthy dining options. Skanska USA Building will be handling the construction of the new building.
Skanska USA Commercial Development is focused on the development of Class A commercial projects and is committed to delivering sustainable buildings. Skanska also has commercial development groups in Boston, Washington D.C., and Seattle in addition to Houston. In Houston, Skanska USA Commercial Development recently completed 3009 Post Oak Blvd, a LEED® Platinum pre-certified office building in the Galleria area and is planning a development downtown at the former Houston Club site.
