31-story multi-family tower targeting LEED Gold, Salmon-Safe, Fitwel, and WiredScore Gold certifications

SEATTLE, WA – Skanska, a leading global development and construction firm, today announced it has topped out Kaye, its 260,619 square foot, 31-story, multi-family tower located on the 2200 Block of Fourth Ave in Seattle’s Belltown neighborhood. Skanska is both building and developing the residential tower, which includes 6,100 square feet of neighborhood “living room” spaces and ground-floor retail. Construction on Kaye began in Winter 2023 and is expected to be completed in 2025.
“Our team is proud to be one step closer to delivering this amazing building to the Seattle community,” said Lew Guerrette, executive vice president and general manager for Skanska USA Building. “Sustainability has long been a key focus of all Skanska construction projects and we are extremely proud to be working alongside our Development colleagues to help Kaye target Salmon-Safe, LEED Gold, Fitwel, and WiredScore Gold certifications.”
Kaye will feature 324 units, including 10 larger three-bedroom family units. Additionally, as part of the Housing Affordability and Livability Agenda (HALA) program, Kaye will contribute an estimated $4.5 million to the city’s affordable housing fund. Located between Blanchard and Bell Streets in the vibrant Belltown neighborhood, Kaye is ideally situated near major downtown employers, local restaurants, entertainment destinations, and Bell Street Park.
“We’re thrilled to be at this stage of construction and to move closer to the time when future residents will call Kaye home,” said Charlie Foushée, executive vice president and regional manager for Skanska USA Commercial Development’s Seattle market. “We believe Kaye’s location and luxury amenities will be perfectly suited for people looking for a short walk to work in South Lake Union and that it will offer an experience like no other in the city.”
To commemorate the topping out milestone, members of the construction crew and development team signed and contributed to a time capsule that will be buried in the courtyard of Kaye.
Several local and influential musical acts recorded chart-topping albums at Studio X and Bad Animals, two recording studios that once occupied the site. Skanska is celebrating the site’s musical past through the design of the ground-level living room that will cater to a mix of uses that will include a café, retail space, and a working lounge.
The multi-family development will be Skanska’s second in the region, after successfully completing its Alley111 project in Bellevue, a 260-unit multi-family building with 6,000 square feet of retail space. Kaye is Skanska’s seventh development project in the Puget Sound region since it began development operations in 2011.
