Designed by Handel Architects, OZMA Will Target LEED Gold and Fitwel Certifications for 2024 Delivery
WASHINGTON, D.C. – Skanska, a leading global development and construction firm, today released plans for OZMA, its 13-story, mixed-use development, at 44 M Street Northeast, in Washington, D.C.’s NoMa neighborhood. A full provider, Skanska will finance, develop, and manage the construction of the project which is scheduled to begin October 2021. Once completed in 2024, OZMA will feature 275 distinctive residential units with tailored finishes and curated amenity spaces with 7,900 square feet of retail space.

Designed by world-class Handel Architects, OZMA will host 17,000 square feet of new and sophisticated indoor environments balanced with a comparable amount of outdoor amenity space.

Handel Architects’ design palette strikes a balance between traditional materials of the past and unconventional geometries of the future. The building will feature tranquility cabanas, a Japanese-inspired tearoom connected to an atrium, and an exclusive rooftop with spaces to lounge, privately dine and relax alongside the pool deck. In addition to the fitness studio with personal yoga rooms and a sauna, residents of OZMA will have access to a secret garden, art studio and various spaces to focus individually or socialize - all above a below-ground parking deck.
Bozzuto will provide consulting, leasing, and management of the building. Local brokerage, Papadopoulos Properties, will oversee leasing for the building’s 7,900 square feet of retail space.
In the Greater Washington area, Skanska has developed 2112 Pennsylvania Ave, the first commercial office building in Washington, DC to receive the WELL Health-Safety Rating and 1776 Wilson Blvd., Northern Virginia’s first LEED v3 Platinum project. Skanska has constructed the First Street Tunnel and the headquarters facility for the District of Columbia Water and Sewer Authority (D.C. Water). The firm is also responsible for the reconstruction of the 11th Street Bridge and adjacent interchanges, infrastructure that helped spur new development such as 99M in the Capitol Riverfront neighborhood.
