Skanska and Gibson, Dunn & Crutcher LLP ink 16-year lease for 17xM office tower in Washington, D.C.

Developer to break ground on 330,000-square-foot trophy office building in D.C.’s Central Business District this Fall

Skanska, a leading global development and construction firm, today announced it has leased 163,750 square feet of its forthcoming mixed-use development, 17xM, to international law firm, Gibson, Dunn & Crutcher LLP, for a 16-year lease. Gibson Dunn will occupy more than 50 percent of the office space located at the intersection of 17 Street and M Street, Northwest. Skanska will manage construction of the 11-story, 330,000-square-foot, trophy building which is scheduled to begin the fourth quarter of 2021 and deliver in 2024.

Established in 1890, Gibson Dunn has 1,500 lawyers across 20 offices worldwide. The firm’s D.C. office provides a broad range of legal services that includes cutting-edge transactional work, labor and employment, internal investigation and enforcement matters, challenges to agency rulemakings and congressional investigations, and complex litigation at all levels, including regular appearances in the U.S. Supreme Court.

The Project will target LEED Gold, Fitwel, and WiredScore certifications. Additionally,17xM is the first SmartScore certified office building in North America. Skanska has teamed with Kohn Pedersen Fox (KPF) architects along with consultants at Arup and Siemens to curate 17xM’s digitally connected environment and top-tier amenities package.

In the Greater Washington area, Skanska has developed 2112 Pennsylvania Ave, the first commercial office building in Washington, D.C. to receive the WELL Health-Safety Rating and 1776 Wilson Blvd., Northern Virginia’s first LEED v3 Platinum project. Skanska has constructed the First Street Tunnel and the headquarters facility for the District of Columbia Water and Sewer Authority (D.C. Water). The firm is also responsible for the reconstruction of the 11th Street Bridge and adjacent interchanges, infrastructure that helped spur new development such as 99M in the Capitol Riverfront neighborhood.
