Skanska provided preconstruction and construction management services for the 145,000-SF build-out of an existing shell building in Mesa, Arizona. The first phase included the renovation of a 60,000-SF industrial medical device warehouse to manufacture software compatible glucose monitors. The space includes 33,000-SF of clean room with 12,000-SF of ISO-8 (Class 100,000 manufacturing clean room space), chemistry prep and microbiology labs, 20,000-SF of production machine shop and air conditioned, high-bay warehouse space, 42,000-SF of equipment mezzanines, and 20,000-SF of Class B office, training and support space. The clean environment rooms (CER), operated in accordance with cGMP guidelines for clean rooms, are critical to the manufacturing operations for this facility and may be operated 24/7 at times. They will be occupied by approximately 300 personnel at once. Additionally, the scope included the construction of a new 10,000-SF central utility building and equipment yard.
