Skanska provided pre-construction and construction management services for the $126 million redevelopment of Crawford Long Medical Center. The new building combines similar medical services for the convenience of patients, consolidating outpatient clinics from multiple buildings spread across 14 acres.
Skanska demolished several buildings and constructed a new facility that offers a six-story diagnostic and treatment center and 17 floors of medical offices. The addition also includes an expanded emergency department, imaging, inpatient surgery, pharmacy, cardiology wing, oncology wing, 16 operating rooms, radiology department, and women’s center. Designed around a four-story, glass-enclosed conservatory, the 22-story building features a stone and glass skin.
ChallengesWhen pre-construction commenced, the project’s design was approximately $20 million over budget. Skanska worked with the owner and design team and proposed several value-engineering items, including offsite steel fabrication and changing 60% of the structure from steel to concrete. These changes helped bring the project within budget and also facilitated the schedule by allowing crews to work concurrently.
Fully operational hospitals are located immediately to the North and South of the project. To avoid impacting patient care, Skanska constantly communicated construction activities with hospital administrators and staff. When we imploded the building that previously stood on the site, we notified everyone within a three-block radius. To control noise during foundation installation, we utilized auger cast piles instead of driven piles. We also employed dust control measures, necessary in a healthcare environment.The project’s tight site, located in downtown Atlanta, required staged and just-in-time deliveries. In addition, because two main Atlanta thoroughfares bordered the site, we had to control the number of delivery trucks that were in the street at one time. As a result, we scheduled most deliveries for after hours. Skanska provided temporary access to the adjacent Medical Office Building’s parking lot, as well as valet parking for the MOB and hospitals. We ensured full access to the hospital, particularly to emergency entrances, and maintained Flagmen at the streets and sidewalks surrounding the site throughout construction. We also built an aesthetically pleasing plywood fence around the site and kept the sidewalks swept and free of debris to avoid tripping hazards.
