Building Information Modeling/ Virtual Design & Construction
Skanska is providing preconstruction and construction services for this new hospital and medical office building campus using Integrated Project Delivery (IPD). The two-phased project includes a clinic, commons, hospital, central utility plant, site development and a 1,155-car parking garage.
IPD is designed to harness the expertise of designers, trade partners and the prime contractor early on. With so many stakeholders involved, establishing effective communication systems is crucial. The San Carlos Center IPD team is co-located in a “Big Room” for the project’s duration, with team members assigned to scope clusters. The clusters include a representative(s) from each participating firm, led by an IPD champion. The clusters are overseen by a core group comprising two reps from Skanska, NBBJ, PAMF and Sutter Health. Each core group member then sponsors a cluster, ensuring all parties have the necessary resources and information.
Lean Construction techniques are also being used to facilitate efficient project delivery. To support this process, Skanska’s Lean Process Director leads weekly training sessions. These sessions cover topics such as Line of Balance scheduling, a tool that improves productivity and reduces waste by charting activities along the critical path. In addition, the IPD team has identified prefabrication opportunities to streamline production and minimize waste. Prefabricating duct risers, for instance, will allow several four-story-high, pre-assembled, pre-tested duct risers to be dropped in by the onsite crane before the building is closed in.
Finally, the team uses Building Information Modeling (BIM) to identify clashes, and has already solved several plumbing/structural and mechanical/screen wall conflicts using the 3D model.
