Building Information Modeling/ Virtual Design & Construction
Building 83 is 313,790-SF of new Class A office space and four stories of below-grade parking with the associated sitework, landscape and roadway improvements. The project includes 14 new studio wings, multi-purpose conference rooms, a 7,000-SF cafe/kitchen as well as a four-story centralized atrium to inspire collaboration. The building has multiple break-out areas for small groupÂ meetings and presentations. Because the building has several wings over multiple floors and a cafe connected by the large central atrium, the HVAC and smoke control systems had to be extensive to meet the necessary safety requirements. The smoke control plan was modeled and then field tested to ensure that the design would meet the requirements of the City of Redmond. Located on a busy campus, all sitework and phasing had to consider the possible impacts to the surrounding building and facilities to ensure that if there were impacts, they were minimized to the greatest extent. The building is fully secured with an extensive access control and camera systems that connects to the campus' centralized security department for 24/7 monitoring.
