Charles LeatherbeeCharles Leatherbee
EVP and Regional Manager, Boston, MA  
Charles is responsible for sourcing and managing new investment opportunities, as well as managing development projects in the greater Boston area.  He has a broad range of industry knowledge from his 14 years of experience in Boston including acquisitions, development, and construction management of mixed use, commercial, laboratory, and residential projects in the greater Boston area.

Prior to joining Skanska in 2012, Charles was the Vice President of Development for Commonwealth Ventures, LLC where he was responsible for securing entitlements and developing more than 2 million square feet of mixed-use projects in the Seaport District of Boston.  While at Commonwealth Ventures, Charles administered the development of a 250,000 square foot adaptive reuse project from concept to occupancy, managed the development of a build-to-suit research facility and secured approvals for a 500,000 square foot office building with an adjacent 900 space parking garage. Prior to his employment at Commonwealth Ventures, Charles was Senior Construction Manager for Boston Properties, Inc.

Charles received a Masters of Real Estate Development from the Massachusetts Institute of Technology and a Bachelor of Science in Engineering from Trinity College. Charles is a LEED Green Associate and a member of the Urban Land Institute (ULI).

Russell DeMartino
Vice President – Development, Boston, MA
Russ is responsible for managing multiple aspects of Skanska USA Commercial Development projects in Boston as well as sourcing of new development opportunities.  He has been in the real estate development industry for 13 years and in the Boston community for eight years.  He has experience with the development, design and construction of retail, condominium and mixed-use office projects.  

Prior to joining Skanska, Russ was Senior Director of Design and Construction with Tishman Speyer Properties, working on the Pier 4 office and condominium mixed-use project.  Prior to that, he was Vice President of Development with Vornado Realty Trust where he completed the Bryant Back Bay condominium Project in Boston, as well as condominium projects in California and Florida.  With Vornado he also developed several large-scale mixed-use retail projects in Florida and New Jersey, as well as the acquisition and entitlements of the One Franklin mixed-use Tower (now known as the Millennium Tower).

Russ graduated from the United States Military Academy at West Point in 1993 with a BS in Civil Engineering and served as a helicopter pilot and Air Cavalry Officer for eight years in the US Army. In 2003 he received his MBA from Harvard Business School.  He is an active member of the Urban Land Institute.

Mark McGowanMark McGowan, LEED AP
Director - Development, Boston, MA
Mark is responsible for directing acquisition and project execution for Skanska USA Commercial Development. He is currently responsible for the redevelopment of 1350 Boylston Street in the Fenway neighborhood of Boston, and was responsible for the development, lease up and sale of 150 Second Street, the LEED Platinum speculative office and laboratory building in Cambridge, MA.

Mark has 12 years of experience in Boston’s real estate community. He was previously a project manager at New Boston Fund where he oversaw the development of Olmsted Green, a $150 million, 42-acre mixed-use and mixed-income sustainable community in Dorchester. Prior to that, Mark was a Senior Project Manager at the Boston Redevelopment Authority (BRA), where he was responsible for the permitting and approvals processes for more than $2.4 billion of development projects in and around downtown Boston. He also facilitated the permitting process for a variety of project proposals totaling more than 9 million GSF of development, including more than 3,200 units of housing.

Mark graduated from Fordham University in 2001 with a Bachelor of Science in Business Economics, and in September 2008, received his Master of Science in Real Estate Development from MIT. Mark is member of the Urban Land Institute, NAIOP, and A Better City. He is also a LEED Accredited Professional and a graduate of the FBI's Citizens' Academy.

Levi Reilly
Director - Development, Boston, MA
Levi has over ten years of real estate development experience. He has led acquisition and development teams for commercial, residential, retirement, academic, and life-science projects in the Greater Boston area. Most recently, Levi led the development and execution of 101 Seaport, a 463,000 square foot LEED Platinum office tower in Boston. As Director – Development, Levi is responsible for leading all aspects of the development process including site acquisition, entitlement, financial analysis, design, construction, leasing, execution, and disposition.

Prior to joining Skanska in 2013, Levi enjoyed a seven year tenure at Leggat McCall Properties overseeing various projects for their in-house development group and third-party fee development group. Levi is a registered professional engineer and previously owned and operated an engineering firm focused on providing entitlement assistance for urban developments. Levi received a Bachelor of Science in Engineering from Oregon State University.

Carolyn Desmond
Director - Development, Boston, MA
Carolyn manages all aspects of the development process including acquisition, design development, financing, construction oversight, leasing, and disposition. In her current Director role for Skanska, Carolyn oversees 121 Seaport Boulevard, a 400,000SF office tower in the Seaport district of Boston.

Carolyn has 12 years of experience in real estate development for a wide range of projects including multifamily condominiums and apartments, office, mixed-use, and urban retail. In 2014 Carolyn transferred from Skanska’s Washington DC office where she most recently managed a 240,000sf office and retail development. In 2013/14 Carolyn spent 1 year in Warsaw, Poland with Skanska’s European development operations leading design and development efforts for a 1million SF high rise office project.

Prior to joining Skanska in 2010, Carolyn worked for PN Hoffman & Associates in Washington DC as Senior Manager for development where she was involved in all facets of development for large multi-family and mixed-use projects. 

Carolyn has a Bachelor of Science in Civil Engineering from The University of Virginia.
